Clearance Overview

We were instructed to clear a top floor flat, as the owner was going to live abroad. We were able to offset a small amount for the value of the mostly modern furniture in this case, as it was in good condition. We are often requested to value house contents for probate, before carrying out a house clearance, but a probate valuation was not necessary in this case.

Clearance Requirements

This was a difficult clearance because the flat was accessible only through a narrow staircase. With this in mind, we came fully equipped with tools, and were able to disassemble the furniture so that it could be carried down the stairs, and we then immediately reassembled it outside, so that it could be loaded in one piece on to our truck. After the flat was cleared, we vacuum cleaned the carpets and left the flat clear for resale. We are often requested to value house contents for probate, before carrying out a house clearance, but a probate valuation was not necessary in this case.

Disposal of Contents

We were able to resell most of the items through our retail outlet, and as a result, we were able to offset the cost of the clearance with the value of the items, and ensure that they did not go to landfill, or require recycling. Only a small part of the clearance, (paper, etc) was recycled, and nothing went to landfill.

The client said that he was completely satisfied with the job, and was particularly pleased that we were able to complete the clearance the day after he contacted us, thereby giving him more time to find tenants before he had to leave the country.

Additional Information

The Alfred Hitchcock film, ‘Frenzy’ was filmed in Bayswater, and, according to the owner of the flat, Queensborough Terrace, was featured in the film, although it was not possible to see if the actual house that we cleared was seen in the film.
