CLEARANCE DATE: 25th October 2012

PROPERTY LOCATION: High Street, Romford, London, RM1

CLEARANCE TYPE: Full house clearance and deep clean

PROPERTY TYPE: 2 Bedroom Flat

Clearance Requirements

Our client was the owner of a two-bedroom flat above a shop on the busy High Street in Romford, London, RM1. He had let the property out for a number of years to a string of tenants, and he now wanted to sell the property. Unfortunately, over the years it had suffered from sustained neglect by some of the tenants and there were lots of contents and other items left behind that he needed to be removed before he could decorate it. He also asked us to carry out a deep clean of the flat after we had cleared it.

Clearance Overview

We required a parking permit from Havering Council in order to park a van outside the building where the flat was located, and we had to be very careful during the clearance to avoid disturbing the pedestrians walking along the pavement because it was a very busy street. However, we have worked in some very challenging situations in the past and have lots of experience, so this was not a problem.

The first task was to remove everything from within the property, including the white goods, furniture and general clutter. There were lots of general household contents and items to remove, including books, CDs, furniture and even an old rowing machine. We carefully removed everything, using two or more members of the team where necessary.

We arranged for a Gas Safe engineer to visit the property during the afternoon to disconnect the gas cooker, as this is a legal requirement, and once we had removed this the entire property was clear so we set to work on the deep clean. We used a range of specialist equipment to make sure that we cleaned the property to a professional standard, and finished the job at 6.00pm.

Disposal of Contents

Many of the contents that we removed from the flat were still in a good condition, so we made sure that we found new homes for whatever we could. There was a youth centre not far away, as well as a charity shop, so we donated everything that was reusable and send the rest of the contents to our recycling centre.

Client Comments

Our client was very pleased with the standard of the clearance and the clean. He had also been concerned about causing disruption to the people using the pavement outside, so he was very grateful that we managed to carry out the clearance so carefully.
