House Clearance in Maida Vale: Case Study 1

CLEARANCE TYPE: Full flat clearance and deep clean

PROPERTY TYPE: 3-bedroom flat

Clearance Requirements

This clearance involved removing all of the general furniture and effects from a second-floor flat on Carlton Vale in Maida Vale, NW6. The flat had previously been let out to a number of tenants over the past decade, and now the owner wanted to sell it so he needed to clear out all of the old personal effects before he could decorate it. He also required a complete deep clean following the clearance in order to leave it in a presentable state.

Clearance Overview

Resident’s parking was available outside the flat so we arranged to park our vehicles here after one of the neighbours very kindly lent us their permit for the day, which made removing the items a lot more convenient.

It was clear from the moment we entered that there was a lot of general household clutter filling up the house, but we kept an eye out for anything of value because the owner wanted us to see if we could find anything to offset the cost of the clearance.

We worked throughout the day, starting at 7.30am and finishing just before 6pm. We came across clothes, books, magazines, an old computer, stationery, crockery, glasses and many other items, but unfortunately we found nothing that was suitable for resale.

We finished the job by removing the carpets and underlay from throughout the house, and we then cleaned every room, making sure we cleaned it to a professional standard to leave it in a very good condition.

Disposal of Contents

Although there was no furniture or other items suitable to be resold, we did manage to find a number of items that could be donated to be used again. We contacted a local charity shop and they confirmed their interest, so we sent them a few boxes of general effects as well as some items of furniture including three chairs and a chest of draws. We sent most of the remaining items to our recycling centre for processing, and only a small minority of the items had to be sent to landfill so we managed to minimise the environmental impact of the clearance.

Client Comments

The client in this case was a firm of local solicitors, who were acting as executors, winding up the estate on behalf of the beneficiary, the son of the house owner. One of the partners inspected the property and was particularly impressed with the “excellent job” we had done with the garden.
