House Clearance in Lee Green: Case Study 1

Clearance Requirements

Our client called us requesting a full clearance of this three-bedroom terraced house on Brightfield Road in Lee Green, SE12. He informed us that the previous occupant had been a compulsive hoarder, and although the property looked normal on the outside there was a significant amount of contents on the inside, which made it almost impossible to use.

He wanted to sell the property, and he therefore needed everything to be cleared out and the entire property cleaned from top to bottom before he could even think about selling it.

We reassured him that we have carried out numerous house clearances for properties affected by hoarding in the past, but suggested that the clearance may have to take place over two days depending on the amount of items inside the property.

Clearance Overview

On-street parking was available outside the property, so we parked up our vehicles outside at 7am and immediately got to work. Our first task was to carry out a quick appraisal to make sure that the property was safe to work in. Properties affected by compulsive hoarding can often be unsafe due to the hazard posed by falling objects, but we soon decided that it was safe to work in and we then set about clearing it.

We made quick progress despite the quantity of personal effects and general clutter in the vast collection of items. We used specialist equipment to avoid injury from any hidden dangers because it was impossible to see what could be contained within the collection. We cleared out the items from the hallway, then the living room and kitchen, before moving upstairs.

We managed to clear most of the property on the first day, then returned on the second day to clear the rest of the bedrooms upstairs. Following the removal of all of the items, including the carpets, we gave the property a very deep clean to leave it looking in a much better condition.

Disposal of Contents

We re-used anything that we could from the clearance, which included a few items of furniture such as a table, three chairs and an old bed frame. These were donated to a local charity to be resold. Unfortunately a lot of the items from the collection were in no state to be reused so we took the majority of these to our recycling centre to be sorted so that we could reduce the amount that had to be sent to landfill.
