CLEARANCE DATE: 17th August 2012
PROPERTY LOCATION: Fronk’s Road, Harwich, Essex, CO12
CLEARANCE TYPE: Full house clearance and security
PROPERTY TYPE: 3-bedroom house
Clearance Requirements
We were instructed by our client to clear and secure this semi-detached, three-bedroom property on Fronk’s Road. The house had remained empty for a number of years and had been occupied by squatters. As a result, a large quantity of rubbish had accumulated, which our client asked us to remove. He also asked us to remove the carpets and underlay, the curtains and the fittings from the kitchen. There was also some rubbish that had accumulated in the small garden to be removed. He also asked us to secure the front and back door to prevent any further problems with squatters, and to drain down the central heating as well.
Clearance Overview
Our client informed us that there was plenty of parking space available, so we were able to park our closed unmarked vans right next to the property. We arrived at 7.30am and got to work immediately. First we removed the furniture and general residue from the ground floor, and following this we cleared the first floor. The property was not in a particularly bad condition, which is unusual when squatters have occupied a building. We then removed the carpets as requested and drained down the central heating system. During the day we arranged for a locksmith to change the locks on the door, and we delivered the new keys to the client at the end of the day.
Disposal of Contents
Although the property was in a fairly good condition, there was a large amount of rubbish to remove. Fortunately, most of this was suitable for recycling because it mainly consisted of glass, cardboard and plastic. The sofa and chairs were still in good condition so we were able to donate these to a local charity in Harwich. Any items that could not be donated or recycled were sent to landfill. The carpets were not in a condition to be used again, unfortunately, so we took these to a local authority waste amenity centre.
Client Comments
Our client checked over the property at the end of the day and said that we had performed above his expectations. He was especially pleased that we had been able to arrange for the locksmith to change the locks during the clearance.
