As many of our clients have never dealt with probate or used a house clearance company before, we found that it was helpful to outline a previous house clearance in Greenwich we carried out recently. This gives new clients some understanding of the clearance process and pricing. If you have any probate requirements or looking to clear a property in Greenwich or surrounding areas then for free advice without obligation, you can call our London Office on 0208 640 0044.
We also carry out property valuation for probate and house contents valuation for probate purposes in the Greenwich area.
CLEARANCE DATE: 29th September 2012
PROPERTY LOCATION: Prior St Greenwich London SE10
CLEARANCE TYPE: Full House Clearance
PROPERTY TYPE: 3 Bedroom terraced house with basement
Clearance Requirements
Our client, the executor of an estate, requested that we completely clear, clean and secure a 3 bedroom house in Prior St Greenwich London SE10. The property was part of a deceased estate, and we had initially been asked to value the contents for probate purposes. Once the items of value had been removed, we were requested to clear the residue of contents and clean the property, drain the central heating and isolate the utilities, change the locks and prepare it for sale by estate agents.
Clearance Overview
Because of traffic congestion in that part of London, and difficulties with parking, we decided to carry out the clearance on a Sunday. We arrived at 6 a.m. and were fortunate to find parking outside the property.Because the only access to the property was through a narrow hallway we put down dust sheets and took extra care not to damage the walls. We then cleared beds, chairs, tables, cupboards, bookshelves, carpets, a washing machine and other assorted furniture and personal effects. We then deep cleaned the kitchen and bathroom, drained the central heating, changed the locks, and, after checking there ware no leaks, switched off the water supply and other utilities. Among the contents we found an envelope under a cupboard containing £300 in £20 notes from the 1980’s which we gave to the client, who was very grateful, because he was able to use the money to help fund the costs of probate and house clearance.
Disposal of Contents
Most of the furniture dated from the 1960’s and was solid and in very good condition. We were able to arrange with local charity shops for it to be resold. Paper, bottles, etc, were sent to our recycling centre, and only a very small amount went to landfill.
Client Comments
The client’s estate agent inspected the property and declared that we had done an excellent job, and the property was ready to go on the market. Our client said, “Thanks for your prompt, efficient service. Probate is stressful, but your team made the valuation and clearance easy for us, which was a great help.”
