House Clearance in East Ham: Case Study 1

As many of our clients have never used a house clearance company before, we found that it was helpful to outline previous work we have conducted in the East Ham area. Clearance Overview

We were instructed by our client to completely clear all house furniture and effects, clean and tidy a 3 bedroom terraced property in Montpelier Gardens East Ham London E6. Our client, the owner of the property, lived abroad and had been letting it out to students as a furnished let. However, he had decided to sell the property, and need it to be cleared of all furnishings and personal effects, cleaned and prepared for viewings by estate agents. The client also asked us to change the locks and isolate the electricity and water supplies. We were requested to clear everything except the curtains, and the gas cooker in the kitchen. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Requirements

We arrived on site at 10 am, so that parking would be available. (Many residents leave their cars parked at night but use them during the day.) We found parking right outside the property and immediately began work. As the only way in and out of the property was through the narrow front door, we used covers and ply panels to protect the walls and carpets, and then started to clear the house contents. We removed 3 beds cupboards a kitchen table a dining room table chairs a sofa and a number of easy chairs. We also removed the washing machine and drier and ensured that there were no leaks in the pipes before turning off the water. We then thoroughly cleaned the property and changed the locks. The keys were delivered to a local estate agent, who then inspected the property and was happy that it was now ready for viewings by potential purchasers.

Disposal of Contents

This clearance consisted only of furniture, and we were able to arrange with local charities to take 100% of the contents, so nothing was recycled or sent to landfill. The furniture we donated was sold in charity shops in the local area.

Additional Information

We wondered about the meaning of the name of the area, but anelderley neighbour told us that the name has nothing to do with ham, the food, but comes from the Old English word ‘hamm’, which means a ‘dry area of land between rivers or marshland’.
