CLEARANCE DATE: 1st September 2012
PROPERTY LOCATION: Bolton Gardens, Earls Court, London SW5
CLEARANCE TYPE: Full house contents clearance
PROPERTY TYPE: 2 bedroom 3rd floor attic flat with no lift
Clearance Overview
We were instructed by our client to completely clear the house furniture, effects and remaining contents of a two bedroom third floor flat with no lift access in Bolton Gardens Earls Court London SW5. The owner of the flat was going abroad and had sold the property, and in order to complete the sale he was required to completely clear the flat. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.
Clearance Requirements
Earls Court is an inner city area, and traffic congestion and parking restrictions create additional difficulties, which we overcome by clearing the property on a Sunday. We started at 9 am, and were able to park directly outside the property. The flat was served by a narrow staircase and entrance, and we were asked to protect the lift and communal areas with covers to avoid any damage.. We worked quietly, and removed furniture, including a brass bed, which we had to dismantle, cupboards, IKEA style wall units, chests of drawers, bedside cabinets, and other assorted household items. By 2pm the job was complete, and we were able to hand the keys back to the client.
Disposal of Contents
The furniture was mostly modern, but in excellent condition and we were able to se-sell most of it through our retail division, and offset the proceeds against the cost of the house clearance. Paper, glass and metals were recycled, which meant that only negligible amounts of contents went to landfill, so that we were able to achieve our target of 95% re-use or recycling in this case.
Client Comments
The client said, “I am most grateful to you. I liked the way you were able to do the job without any disruption to my neighbours, and the care you took in protecting the entrance and hallways. The flat looks beautifully clean, and ready for sale. Thanks to you and the team for an excellent job.”
Additional Information
We were told by the client that 64 Redcliffe Gardens, which was very near to the property we cleared, was featured in the film “An American Werewolf in London”, and we were able to recognize the building when we drove past..
