House Clearance in Ealing: Case Study 1

As many of our clients have never used a house clearance company before, we found that it was helpful to outline previous work we have conducted in the Ealing area. This gives new clients some understanding of the clearance process and pricing. PROPERTY TYPE: 3 bedroom semi detached house with garden

Clearance Overview

Our client instructed us to completely clear all house furniture and effects then clean a house and garden situated at The Grove, Ealing London W5. The previous occupant had lived there for 40 years, but had been in residential care for 5 months, and as a result the property had become neglected. The garden had become overgrown and out of control and rubbish had been left on the driveway. In addition the property was not in a good condition because the occupant had been unable to look after himself properly and the kitchen and bathroom required deep cleaning. We were also requested to isolate the water and electricity and read the meters. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Requirements

The Grove is residents only parking, but fortunately we were able to park on the driveway. We started early in order to avoid traffic, and arrived at 6 a.m. We immediately started with the garden, cutting back any overgrown trees, removing ivy and weeds, and clearing the garden path. We then removed a shed and the junk that had been left there. The house was full of mainly 1950’s furniture, which was in a fair condition. There were also clothes, newspapers and other household effects. We removed cupboards, chests of drawers, cupboards, tables, chairs, filing cabinets and a large empty safe. We also arranged for our gas safe engineer to remove the cooker and we took out all kitchen appliances. We cleaned the property thoroughly, and then changed the locks, isolated mains supplies then handed the keys to the executor at approximately 7m.

Disposal of Contents

Much of the furniture was fit for recycling we arranged for its sale through a local charity shop. Paper, glass and plastic bottles were recycled, and the remainder of the household effects, such as glassware, plates, clothing, etc, were also donated to various local charities. A very small volume of goods were sent to a local authority authorized waste disposal site.

Client Comments

The client stated that he was very pleased with our work, and particularly the cleaning, which he stated had ‘completely transformed the property’. He stated that he was now ready to show estate agents around the property, as we had left it in very good condition.

Additional Information

Amongst the personal effects, we found copies of the Daily Express from the time of the Apollo moon landings, which was very relevant, bearing in mind the recent death of Astronaut Neil Armstrong.
