House Clearance in Dovercourt: Case Study 1

CLEARANCE TYPE: Full house clearance and deep clean

PROPERTY TYPE: 4-bedroom detached house

Clearance Requirements

The owner of this property on Fronk’s Road, Dovercourt, Essex, CO12 wanted a full house clearance so that he could sell it as he was planning to move abroad. He had already cleared all of the smaller effects and removed his personal belongings that he wanted to keep, and now he just required the house to be completely cleared of all remaining furniture and effects. It was a large detached house with a huge driveway, so there was no problem with access. We were instructed that absolutely everything had to go, including the white goods from the kitchen, the curtains and the carpets. Following the clearance, the client requested a full deep clean to leave it in perfect condition for the viewings. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Overview

We arrived at 7am and carried out a quick appraisal of the property along with the client. He informed us that he had been through the property the day before and labelled a few things that he wanted us to sell to offset the cost of the clearance. These included an oak table with eight chairs, a crystal chandelier and two large vases amongst other things. We began work on the clearance, moving quickly but carefully through the property clearing all of the furniture and personal effects. In the bedrooms we had to carefully dismantle a few of the larger double beds to remove them safely. Following the clearance, the deep clean took a few hours to complete. We carried out a thorough clean of every room in the property and left it fresh and looking like new. We disconnected the washing machine for free as part of our service.

Disposal of Contents

We sold the items of value that had been labelled, and this helped to offset the cost of the clearance for the owner. A lot of the furniture was reusable, so it was donated to charitable organisations in Dovercourt. Some of the contents inevitably had to be sent to landfill, but this was a very small proportion of the total.

Client Comments

The client inspected the property at the end of the clearance and immediately confirmed that he was happy with the job. He was especially pleased that we could clean the house as well as clear it because this prevented him having to call out a separate company. He was also delighted that we could sell some of the more valuable belongings to reduce the cost of the clearance.
