Clearance Overview
We were instructed to clear the contents from a 3 bedroom semi detached house in Colin Park Rd Colindale London NW9. The client was the brother of the former resident, who had died, and was the executor of his will. We originally carried out a probate valuation, and, after the major items of value had been removed, we were requested to completely clear the property, including items in the garden, tidy the garden, and leave the property ready for sale. We usually value house contents for probate prior to carrying out a property clearance, as occurred in this case.
Clearance Requirements
We arrived at the house at 8 a.m, and started immediately with the garden clearance. We removed a broken shed, and some rubbish which had been left in the front of the property, and then cut back the trees and cleared the weeds from the paths and generally left the garden looking tidy and cared for. We then removed the remaining personal effects, which consisted mainly of modern furniture, including beds, chests of drawers, a filing cabinet, desks, tables, chairs, a sofa, cupboards, a washing machine, and armchairs. We then cleaned the property and handed the keys to the client at 6.30 p.m.
Disposal of Contents
The furniture and effects were in surprisingly good condition, and we were able to arrange disposal with a number of local charities. The remainder were sent to our recycling centre, and we are pleased to be able to say that, in this case, nothing was sent to landfill. We always work as hard as we can to recycle or reuse the materials we handle as a result of a house clearance wherever possible.
Client Comments
The client said that he was ‘very pleased’ with our work, and was particularly impressed with that of the garden. He stated that he needed to do nothing more, and he could now invite estate agents to view the property and value it.
Additional Information
We found a copy of “Picture Post” from August 1944 which had been used to line the drawers of one of the chest of drawers. There were some very interesting pictures of D Day, and an advertisement for a wireless set for £6, which at that time would have been 3 weeks wages for an average working man.
