House Clearance in Colchester: Case Study 1

PROPERTY LOCATION: Cowdray Avenue, Colchester, Essex, CO1

CLEARANCE TYPE: Full house clearance and light clean

PROPERTY TYPE: 5-bedroom detached house

Clearance Requirements

This large detached house on Cowdray Avenue in Colchester, Essex, was located in a pleasant area of Colchester. We were hired by a firm of solicitors who were acting as executors for the owner. They informed us that a number of the personal effects had been labelled by the owner who wanted them to be sent to a nearby storage facility. They also asked us to separate anything of value so that they could be sold to offset the cost of the clearance. As well as clearing the remaining furniture and effects in the property, we were also asked to isolate the electrics, cut off the water supply and arrange for the gas cooker to be disconnected. We called our Gas Safe engineer to do this, which is a legal requirement. Following the clearance, we were asked to give the property a light clean to ensure it was left in a clean and tidy condition. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Overview

We arrived at 8.30am and were able to park our vehicles in the large driveway, and then we began work immediately. We sorted out the things to be sent to the storage facility and separated these, then removed all furniture and effects from each of the bedrooms, the kitchen and the living room. Some were heavy and required more than one person to remove them, so we took special care with these as safety is always our priority. Some of the valuable possessions we came across included an old violin, a pair of silver candlesticks and some fine pottery. All of these were separated to be sold. We finished the job by giving the property a light clean as requested so that it looked tidy and ready to be either be sold or refurnished. We then isolated the electrics and the water supply. During the day our Gas Safe engineer came to disconnect the cooker and leave it safely capped off and sealed.

Disposal of Contents

We took the personal effects that had been marked to the storage facility where the client was planning to sort through them at a later date. Anything that could be reused was sent to local charities. There was also a homeless shelter nearby, so we donated some of the furniture here. A very tiny portion of the contents was sent to landfill, but the majority could either be reused or recycled or sold on.

Client Comments

The solicitors were very pleased with the clearance, and were especially pleased that we minimised the disruption during the day so that neighbours were not affected. They took photographs of the property that they then sent to the owner, who approved of the work. They have now added us to their list of approved contractors.
