Clearance Overview
We were requested to clear the entire contents and garden of a large terraced property in Southwold Rd Clapton London E5. The property had been occupied by students on a multi occupancy basis, and the landlord was converting the property in to a single residence. Apart from furniture, and white goods in the kitchen, there was a large amount of building waste from the refurbishment of one of the bathrooms, which had been left in the garden. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.
Clearance Requirements
We arrived at the house at 6.45 am. Parking was not a problem, but as it was a narrow street, we had to be careful not to block the road. We immediately started with the garden, and, after clearing it completely we cut back the hedge and removed the weeds from the paths, so as to leave it neat and tidy. We then proceeded to remove chests of drawers, tables, chairs, cupboards, beds, (both single and double) and desks. By 1 p.m. the property had been cleared of all its contents, and we then hoovered the carpets and cleaned the kitchen, which was covered in dust from the building work. At 2p.m. we handed the keys to our client, and left.
Disposal of Contents
The contents consisted mostly of modern furniture, of the type used by students, which, although of little monetary value, was serviceable, and we were able to arrange with local charities in Hackney to either use or re-sell the items. Only the builders rubble could not be recycled or re-used, and was taken to an authorized local authority waste site for disposal.

Additional Information
The property was very near Springfield Park, which borders the river Lee, and is a haven of peace and tranquility in a very built up inner city area. We enjoyed a meal in the Anchor and Hope pub, which was one of only pubs to survive the extensive bombing of the area during World War 2
