Clearance Overview
Our client, who lived in Dubai, requested that we clear completely a 5 bedroom property in Clapham Manor St London SW4 prior to sale. We were to clear the residual contents after a firm of auctioneers had arranged for the sale of some of the items. The remainder was mostly modern furniture, a few personal items, items such as televisions and computers, and other assorted items. We were also required to remove garden furniture and decking, and cut the grass. He also requested that we clean the kitchen and bathroom and vacuum and clean the carpets which he wanted to leave behind. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.
Clearance Requirements
The property has residents only parking but fortunately we were able to obtain a temporary permit. We arrived at 7 am and immediately started work. One problem with properties of this type is that there is only a small front doorway and corridor, and there is always a risk of damage to the walls and doorway of the entrance. We lined these with wooden panels to protect the corridors and the antique doorway.
Disposal of Contents
Much of the furniture was in very good condition, and there were a few items of value among the personal effects and we were able to arrange for a local charity shop to take most of the furniture. We were able to re-sell some items through our retail division and hence offset the price of the clearance. The paper waste included documents which we shredded before sending them to be recycled.

The estate agent inspected the property after we had cleared it and reported that the final condition was good and he could show clients around. The property owner, thanked us for a job well done. He was particularly pleased that we were able to carry out the work within a week of him calling us.
Additional Information
The house was situated very near a former residence of Graham Greene. We also noted a blue plaque where Samuel Pepys lived. It seems that Clapham has more than its fair share of famous former residents.
