Clearance Overview
We were requested by our client, a landlord, to clear a property in Barham Rd Chislehurst Kent BR7. The previous occupiers had left the property in poor condition, and there was a large amount of rubbish, old bicycles, broken TV’s etc, to be removed from the house and garden. The landlord asked us to completely clear the property and, if they were not serviceable, to take down the curtains as well, prior to a deep clean. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.
Clearance Requirements
We started work at 6 am with the garden, where we found a large amount of assorted junk, including old car tyres, broken televisions, two sofas and the shell of a rusted 1990 Ford Fiesta which had obviously been stripped for parts. The house also had a large amount of rubbish such as old newspapers, broken kitchen equipment and a huge number of empty beer and wine bottles. Once we had cleared everything, we found that the carpets were in remarkably good condition, having been protected by a layer of newspapers! Only in one room was there a stain which was impossible to clean.
We cleaned the property thoroughly, changed the locks, and handed over the keys to the new owner at 6pm
Disposal of Contents
We found very little that we could re-use, but were able to recycle most of the contents. The vehicle was collected by a scrap metal dealer, who was able to give us a small amount which we offset against the cost of the clearance.

Additional Information
We spoke with one of the neighbours, who had lived in Chiselhurst all his life, and he told us that, during the war, he slept in the nearby caves at night, which were used as a bomb shelter. Fortunately, Barham road was untouched by the blitz.
