House Clearance in Chipping Ongar: Case Study 1

Clearance Requirements

This flat on High Street, Chipping Ongar, Essex, CM5 was on the first-floor located above a shop. Because it was situated on a busy street there was only limited off-street parking available, but fortunately it was enough to park our vehicles. The owner of the flat lived abroad and had inherited it recently, so an estate agent was handling the flat clearance for him. The plan was to rent the property, so we were asked to carry out a full clearance and deep clean in order to prepare it for viewings. We were asked to strip all of the furniture and effects from the property, and to remove the carpets and curtains as well. The only thing to remain was the cooker, and all of the other white goods from the kitchen were to be removed.We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Overview

We arrived at 8am and a representative from the estate agency was there to meet us.
Carried out a brief appraisal of the property then got to work. There was a narrow stairwell leading up to the flat, and no lift. The estate agent was concerned that this might affect our work, but we are experienced in working in tight situations and we used two or three members of the team to remove any heavy furniture. All the white goods were stripped from the property, and the other effects and furniture were removed as we worked our way through each of the rooms. Many goods had accumulated over the years, so we took each room by turn and removed them all. We then removed the carpets and curtains until the flat was completely bare, and the final stage was the deep clean. The aim was to get the flat up to a standard where it could be viewed by potential tenants. Our cleaning team set to work and spent a few hours going through every part of the flat until it was sparkling clean and ready for viewings.

Disposal of Contents

As the client had informed us initially, most of the furniture and effects were in very good condition. However, there were not many things that had any particular resale value, so we did not use any of them to offset the cost of the clearance. Instead, we sent any of the contents that were in good condition to be donated to local charity shops. A selection of goods were also sent for recycling. Overall, very few things had to be sent to landfill.

Client Comments

The estate agent carried out an inspection of the property following the clearance, and gave us the all clear. He was very impressed with the work and has confirmed that his firm will be using us again in the future. The client living abroad also contacted us a few days later to thank us for a rapid and efficient house clearance.
