House Clearance in Chelsea: Case Study 1

House clearance in Chelsea This case study outlines a house contents clearance we conducted in the Chelsea area recently. Clearance Overview

We were requested by our client to completely clear a 5 bedroom town house in Chelsea Park Gardens, Chelsea, London, SW3. The client, who lived abroad wished to sell the property, and did not wish to come back to the UK to clear the contents. He asked us to remove all the contents, which consisted mainly of modern furniture, and to take specified items to a storage facility. Afterwards we were to hand the keys to his estate agent. He asked us also to drain down the central heating system to prevent damage due to frost. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Requirements

We decided that because of the traffic in the area, it would be best to carry out the clearance on a Sunday when parking was easier. (We could use yellow lines) . We started at 6 am and removed the cupboards, chest of drawers, beds, wall units and kitchen appliances. The small number of personal effects we packed in to cardboard boxes ready for transportation to the storage unit then forwarded to the client overseas. We then checked that there were no leaks in the plumbing, drained down the central heating and turned off the water. We left the property clean, neat and tidy.

Disposal of Contents

The furniture was mainly modern, and we were able to arrange with local charity shops to take some of it, so that it would not go in to landfill, which is very important for us, as we always work hard to minimize the environmental impact of our clearance operations. Only a very small amount went to our recycling centre.

Client Comments

As requested, we sent the client photographs of the property once we had completed the work, and he stated that he was ‘completely satisfied’ with our work.

Additional Information

While talking to a neighbour during the house clearance we were told that in a flat not far from the clearance address, Bob Marley composed ‘I Shot the Sheriff’ in 1972, while staying in London.
