House Clearance in Catford: Case Study 1

PROPERTY TYPE: 4-bedroom semi detached house

Clearance Overview

We were requested to carry out the house clearance of a 4 bedroom semi detached house in Ravensbourne Park, Catford, London SE6. The owner needed to put the property on the market quickly, and wanted everything cleared out of it except the carpets and fittings such as the kitchen units and stove. Because the property had been unoccupied for a while, the garden had become overgrown and a dumping ground for rubbish. There was also a shed which needed to be dismantled and disposed of. We were also requested to cut back the vegetation and restore the garden to a neat and tidy state.
We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Requirements

We arrived on site at 7 am and immediately commenced work, starting with the garden. We cut back tree branches and removed all weeds from the footpath. The hedge, which had grown to be about 8 ft tall was cut back and the grass was mown. All garden waste was shredded and placed in a compost bin, although we did burn some of the excess wood in a garden incinerator, later that day. After we had finished, the garden looked well cared for, and neat and tidy.
We then started on the house contents, most of which was furniture from the 60’s, much of it MFI style wood veneer, and in poor condition. We removed chests of drawers, cupboards, wall units a TV stand, and beds. We then hoovered the property and left it looking clean and well maintained. We left the curtains so that they could be drawn at night to indicate that the property was still occupied. We finished work at about 7.30 p.m.

Disposal of Contents

We were unfortunately not able to re-use most of the contents, but much of the garden waste was retained at the property for composting, so we were able to prevent it going in to landfill. The rest of the contents were sent to our recycling centre, apart from a few items which were passed on to our client.

The client stated that, after we had finished, he was delighted, because he was able to start viewings from prospective purchasers the next day. He has already asked us to clear another property, and has recommended us to the firm of estate agents he uses to sell his properties.
