Clearance Overview
Our client, the executor of an estate, requested that we completely clean, clear and secure his property in Railton Rd Brixton SW2. We were required to remove all furniture carpets curtains white goods in the kitchen and all other personal possessions. We were also asked to completely clear all rubbish out of the garden, empty the garden shed, and restore the garden to its original state, so the property could be let.
The client advised us that we should take great care, as the previous occupant had hoarded vast quantities of possessions, and as a result it had not been possible to view parts of the property and it was not known if there were hazardous goods present. We often find that we are requested to carry out house clearance after we value house contents for probate, but in this case a property clearance was the only requirement.
Clearance Requirements
Railton Road has a residents only parking scheme, but we obtained a temporary permit for our two vans. We arrived at 7.30 am and, after assessing the work involved began immediately to clear the property. One room was completely full of old newspapers, some of which were damp, and we had to take great care to ensure that no rodents were nesting in it. The contents filled three trucks, and as is usually the case with compulsive hoarding, very little could be saved and re-used, but we were able to take a large amount of paper to be recycled. We also removed a ton of miscellaneous waste from the garden. After the clearance we cleaned the property thoroughly and advised the client of the hazards we had found before handing over the keys.
Disposal of Contents
Most of the contents were in very poor condition, but we could recycle an entire truckload of paper. The rest was sent to our recycling centre, and, unfortunately, much of it was taken to a landfill at a local authority-approved site.

Additional Information
Railton Road was the site of the Brixton Riots, 30 years ago, but the end near to Herne Hill Station has now been gentrified, and has many antique shops, and restaurants catering to young professionals. The whole area now has a very pleasant, prosperous air, and this is reflected in local property prices, which are amongst the highest in London.
