CLEARANCE DATE: 11th July 2012

PROPERTY LOCATION: Cedar Avenue, Essex CO7

CLEARANCE TYPE: Flat clearance and clean

PROPERTY TYPE: 2-bedroom flat

Clearance Requirements

We took an instruction to clear the house furniture, effects and general personal possessions from this 3 bedroom flat in Brightlingsea. Parking was good with plenty of free spaces available and no restrictions. Contents consisted of a normal amount of general household items. The flat was on the first floor so all material had to be carried down the stairs. We were asked to clean the kitchen and bathroom, hoover the carpets in every room but take up the carpet and underlay in the living room and hallway to expose the parquet wood flooring. We often find that we are requested to carry out house clearance after we value house contents for probate, but in this case a property clearance was the only requirement.

Clearance Overview

We were asked to remove all household contents completely, saving a much as possible with a view to recycling and donation to charity. The property was to left clean and tidy ready for handover to estate agents. An emphasis on discretion and carrying out the work quietly so as not to disturb the elderly neighbours. Care not to damage any communal areas as they had just been redecorated.

Disposal of Contents

All furniture came out without problem and was easy to get down the stairs with the large stairwell. The contents fitted easily on our vehicle and we had no need to break or dismantle the items. A good amount of house contents found their way to charity and only a small percentage had to be taken to landfill after the recycling process.

Client Comments

Our client mentioned after the work that he was particularly pleased about how polite we were to the other residents even though they asked a lot of questions about the clearance as the occupant had been living there for over 30 years and was known by all the neighbours. And also pleased to have the work completed on time.
