As many of our clients have never dealt with probate or used a house
clearance company before, we found that it was helpful to outline a
previous house clearance in Brent we carried out recently. This gives new
clients some understanding of the clearance process and pricing. If you
have any probate requirements or looking to have a house clearance in Brent
or surrounding areas then for free advice without obligation, you can
call our valuers London Office on 0208 640 0044.
We also carry out property valuation for probate and house contents valuation for probate purposes in the Brent area.
CLEARANCE DATE: 12th November 2012
PROPERTY LOCATION: Kings Drive, Brent, London, HA9
CLEARANCE TYPE: Full flat clearance
PROPERTY TYPE: 3-bedroom house
The owner of this flat on Kings Drive called us to arrange a clearance,
stating that he had let it out to some tenants for the past two years, but
that they had now left it in a very bad state and he was unable to find new
tenants until it had been cleared. We agreed to clear the flat out
completely, and set the clearance date for the following week. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.
There was parking available outside the first-floor flat so we were able to
park our vans fairly close to the entrance. The client met us and showed us
the inside of the flat, and then we began working immediately.
Some of the furniture had been damaged by the previous tenants, and the
place was not in a great condition. There were stains on the carpets and a
few of the curtains had been torn, so it was obvious why the owner wanted
to arrange a complete clearance.
We worked carefully, taking especial care over the larger furniture such as
the wardrobes, freezer, beds and shelving units. We made good progress, and
with the smaller items such as clothing, books and ornaments, we boxed
these up and loaded them into the vans.
We had to go up and down the stairs a lot, but this was not a problem at
all because we are very used to carrying heavy furniture down stairs, and
in fact many of our clearances have involved clearing flats on the 10th
floor and even higher.
Disposal of Contents
Because many of the goods and items of furniture had been damaged, this
reduced their potential for being reused. However, we did manage to donate
some of the clothes and books to a charity shop, along with some of the
furniture including a chest of draws. Anything that was not reusable was
recycled instead so as to avoid excess waste.
Our client took a look over the flat at the end of the day and confirmed
that he was 100% satisfied with the work that we had carried out over the
course of the day.
