House Clearance in Bracknell: Case Study 2

As many of our clients have not had to use a house clearance company before, we found that it might be helpful to outline previous work we have conducted in the Bracknell area. CLEARANCE TYPE: Full house clearance and security measures

PROPERTY TYPE: 3-bedroom house

Clearance Overview

We were instructed to clear this semi-detached property in Binfield Road, Bracknell, RG42, by a firm of solicitors acting as executors for the owner who was currently residing in Australia. No household effects had been removed from the property and it was completely furnished so a full house clearance was requested to include white goods, general effects, large furniture and the general household items.

We were asked to keep an eye out for personal effects and any documents that appeared because the owner thought that a few items remained in the property, and we were asked to deliver anything that we found to the solicitors following the clearance.

We were also asked to arrange for the property to be fully secured because the owner was worried about it becoming a target for thieves, and this comprised of fixing new locks on all of the windows and doors.

Clearance Requirements

In addition to removing the house contents from the property, we were also asked to drain down the central heating system and arrange for the gas cooker to be disconnected. This had to be carried out by our registered Gas Safe Engineer, so this was done at the same time as the house contents clearance.

We were able to remove the larger items of furniture comparatively easy and without having to dismantle them. A large oak wardrobe needed four guys to carry but being that it was on the ground floor we were able to carry it out in one piece. There was a large refectory table that took apart nicely and fitted snugly into the truck.

No cleaning was required following the clearance, but we gave vacuumed every room to leave it presentable. The locksmith came in to secure all doors and windows at the end and at that point we handed the new keys to the solicitors. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Disposal of Contents

We came across a number of personal documents during the clearance, which we put aside to be handed back to the client. The documents were clearly important and sent to the solicitor concerned.

Some of the furniture, including the table and the oak wardrobe were of value so we used this to offset the cost of the house clearance. The rest of the items were recycled or donated to local charities.

Following the house clearance, a representative from the firm of solicitors visited the property. We received a call to inform us that they were very pleased with the standard of work, and we have now been added to their approved list of contractors.
