Example Of A House Contents Valuation Where The Property Concerned Was Abandoned And Derelict In The Chelsea Area Of London SW3
Upon your instructions we attended the above property to carry out a chattels valuation for the purposes of probate
Please find as follows a description of the general condition of furniture ad effects and personal belongings as found during my visit.
It is evident that the property has been abandoned and the occupier had not been living in the property for a considerable amount of time resulting in the entire contents apart from a few items of wooden furniture becoming contaminated by vermin and mouse infestation. Further to this there is evidence of water leaks and penetration, lack of ventilation and heating all leading to the breakdown and deterioration of the furniture and effects.
Ground Floor
The kitchen was waist high with empty food cartons, out of date foodstuff, dirty pots pans, kitchen accessories and general rubbish, and no item of value was found.
The downstairs study was approximately 1 metre deep with personal papers and documents of no value other than financial or personal importance ie: bank statements etc.
1st Floor
The living room was scattered with a large amount of newspapers and magazines and other than a Victorian Davenport a small collection of toy soldiers and two prints on the wall there were no other items of value.
Master Bedroom
The master bedroom had a large amount of paperwork again of a personal nature and a considerable amount of clothing which was either water damaged or moth eaten. However, an Edwardian chest of drawers was found intact and to have a small value. There was also a small amount of British coins and banknotes.
Other Rooms
The remaining bedrooms were sparsely furnished with old or broken utility furniture along with boxes of archived documents of a personal nature. Some small items and lesser collectables were apparent and have been noted.
The bathrooms were contaminated from water leaks and contained the usual amount of toiletries, but no items of value were found.
Outside Areas
Access to the rear garden was not possible but from the window it could be seen clearly as having no items of value and in fact very overgrown.
Our valuer found no individual item to be worth £500 or over and our report gives a collective figure for the furniture, effects, art and collectables.
