CLEARANCE DATE: 24th September 2012
PROPERTY LOCATION: Meanly Road, Manor Park, London, E12
CLEARANCE TYPE: Full house clearance, clean and security
PROPERTY TYPE: 3-Bedroom-House
Clearance Requirements
Our client for this three-bedroom terraced house on Meanly Road in Manor Park, E12, contacted us to request a full house clearance and new locks on all of the doors and the windows. The property had been inhabited by squatters for over a year, and having finally evicted them he was keen to start letting out the house. He therefore required a complete clearance, a full deep clean and improved security throughout the property. There was also a small back garden that required clearing.
Clearance Overview
On-street parking was available when we arrived at the property just after 7am. It was a lovely period property and from the outside looked to be in perfect condition, but it was clear when we entered the house that the squatters had left it in a bad way. We set about clearing all of the items of furniture and general clutter that had been left behind. This involved going through the kitchen, living room, hallways and bedrooms, clearing as we went.
The fridge and the cooker were both usable, so we left these in place. However, the other white goods from the kitchen had to be removed. Once all of the items of furniture and all of the other general household effects had been cleared, we removed the carpets in every room. A locksmith came around during the afternoon who fitted new locks to the doors and the windows. We then finished the job by cleaning the property throughout to a very high standard to leave it in perfect condition.
Disposal of Contents
We disposed of the contents by separating them out into items that could be reused and items that could be recycled. There were only a few things that were really suitable for donating, including the large hardwood table and two wardrobes, so we arranged to drop these off at two local charity shops. All of the other contents were taken to our recycling centre for processing to minimise waste.
Client Comments
The client in this case was a firm of local solicitors, who were acting as executors, winding up the estate on behalf of the beneficiary, the son of the house owner. One of the partners inspected the property and was particularly impressed with the “excellent job” we had done with the garden.
