House Clearance in Hendon: Case Study 1

CLEARANCE TYPE: Full House Clearance

PROPERTY TYPE: 4-bedroom flat

Clearance Requirements

We were asked to clear out this large 4-bedroom flat that was located above a shop on Brent Street in Hendon, London, NW4 by a firm of solicitors who were working on behalf of the owner. The owner of the flat lived in Scotland and had inherited the property from a family member who had passed away, and he had left the firm of solicitors in charge of preparing the property for sale. A full clearance was required, including removing the white goods from the kitchen. However, the flat did not require a deep clean because it was to be decorated before being sold. We were also asked to arrange for the locks to be changed on the front door because the owner was concerned about security. We were also informed that a number of items had been marked up to keep, and we were asked to deliver these to another property where the owner’s friend lived.

Clearance Overview

The flat was located on a busy street and there was no off-street parking, so before we arranged the clearance we had to apply for a permit from Barnet London Borough Council. This was granted, and we turned up at 7am on the day of the clearance and set to work immediately after meeting with a representative from the solicitors’ office. We removed all of the furniture from the flat and the white goods from the kitchen. There was also lots of cutlery and crockery in the kitchen, so we boxed these up and set them aside to be donated. We then removed the curtains and the carpets and carried out some heavy items of furniture including a large wooden cabinet. There were some personal affects in the property, including lots of clothes and books, so we separated these to be reused. We also separated out all of the items that had been marked up to keep to deal with these later. During the day the locksmith arrived and changed the lock on the front door. He then gave us the new keys, which we handed the solicitor when he arrived at the end of the day to inspect the property.

Disposal of Contents

All of the clothes, books and other personal effects that we found in the property during the clearance were donated. The TV was also donated to a local youth centre. Some items had to be sent to our recycling centre, but everything else was donated so nothing had to be sent to landfill apart from a few things that could not be recycled. We also loaded the personal items that had been marked into our unmarked van and delivered them to the address we had been provided with.
