As many of our clients have never dealt with probate or used a house clearance company before, we found that it was helpful to outline a previous house clearance in Gipsy Hill we carried out in November. This gives new clients some understanding of the clearance process and pricing. If you have any probate requirements or looking to clear a property in Gipsy Hill or surrounding areas then for free advice without obligation, you can call our London Office on 0208 640 0044.
We also carry out property valuation for probate and house contents valuation for probate purposes in the Gipsy Hill area.
CLEARANCE DATE: 25th March 2012
PROPERTY LOCATION: Alexandra Drive Gipsy Hill London SE19
CLEARANCE TYPE: Full House And Garden Clearance
PROPERTY TYPE: 5 bedroom semi detached house with large garden.
Clearance Requirements
We were requested by the executor of an estate to completely clear a 5 bedroom semi detached house in Alexandra Drive Gipsy Hill London SE19. We had already valued the goods and chattels in the property for probate, and assisted in arranging the auctioning of valuable items, and were requested to clear the residue of the estate so that the property could be sold. As the house had been empty for some months, the garden had also become overgrown, and the client requested that we cut the grass and hedges and remove the weeds from the paths, so as to make the property look lived in and tidy.
Clearance Overview
We arrived at the property at 6.30 a.m and immediately started work. We started with the garden, and cut the lawn and hedges, and a large number of brambles which had self seeded in the back. We also removed a sycamore tree which had self seeded in the front and threatened to damage the foundations, and removed some rubbish which had been left by fly tippers. We then started with the house, and, after using cardboard and dust sheets to protect the hallway, we started to remove the furniture. We removed cupboards, beds, tables, chairs, a lounge suite, a sofabed, and other assorted contents, and by 3 p.m. the property was empty. We then thoroughly cleaned the kitchen and bathroom and hoovered the carpets, so that the property looked neat and tidy.
Disposal of Contents
Most of the furniture was modern, post 1960, but in very good condition, and we were able to arrange for many items to be sold through local charity shops. Some of the contents had enough value for us to re-sell through our retail arm, and we were able to offset the proceeds against the cost of the clearance.
Client Comments
The client said, “Thanks to Jeff for a great job. It was good to be have a fully integrated service, with the same organisation doing the probate valuation and then the clearance. I would recommend City Clearance’s service to anybody in the same situation.”
