CLEARANCE DATE: 7th August 2012
PROPERTY LOCATION: Eton Court, Eton, Berkshire, SL4
CLEARANCE TYPE: Full house clearance
PROPERTY TYPE: 4-bedroom house
Clearance Overview
This semi-detached house on Eton Court, Eton, SL4 had been rented to a succession of tenants, and the owner now wanted to sell the property so instructed us to clear it for him. The house was fully furnished and unlike most rental properties the furniture was of a high standard with some being the original antiques that had belonged to the owners family from when they had lived there before it was rented. He informed us before the clearance that there were problems with damp on the lower floor from a leaking gutter that had affected the furniture in that area. Also, there was no off-street parking available so we had to apply to Windsor and Maidenhead Council for a parking permit. Once this had been arranged we could book in a date for the clearance.
Clearance Requirements
The client met us on site at 8am and we carried out a quick appraisal of the property. He then left us to the job and planned to return at about 7pm when we estimated the clearance would be completed. We started with the lower floor, and the client had been right about the damp. There were some good items of furniture including a sofa and two chairs that had been more or less ruined by the damp, so these could not be reused. We stripped the entire house, including the white goods from the kitchen, many of which were very dirty and affected by grease, but still in working order. The carpets were heavily soiled and torn in places, so we removed these as well. There were a few heavy items that fitted comfortably down the stairs, including two nice Victorian wardrobes, but apart from this the clearance did not pose any particular problems.
Disposal of Contents
Lots of newspapers and magazines had accumulated over the years so we sent these off to be recycled rather than to landfill, along with any plastic and metal items we came across. The cutlery and crockery was fit to be reused, but nothing could be sold and so we donated what we could to two local charities. The majority of the contents were good enough to use or sell on so a reasonable allowance was made for them. Finally a very small amount of household material went to landfill which amounted to less than 10% of the contents.
Client Comments
The client thanked us for completing the job on time which was a little later than planned but only half an hour. Our client said that he would have no doubts about calling us if he ever needed to clear any other property or if he knew somebody in the same circumstances.
