House Clearance in Eltham: Case Study 1

As many of our clients have never used a house clearance company before, we found that it was helpful to outline previous work we have conducted in the Eltham area. Clearance Overview

After taking instructions from our client, a firm of solicitors, in their capacity as executors, to completely clear, clean and secure a 4 bedroom semi detached house in Lilburne Rd Eltham London SE9. We had previously valued the contents for probate, and, after all valuable items had been removed, we were asked to clear the residual house furniture and effects, clean the property thoroughly, isolate the water and electrical services and leave the property secure. We were also requested to keep an eye out for smaller valuable items, photographs and documents and bring these to the attention of the executors. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Requirements

We arrived at the site at 7.30 a.m. Parking was no problem in this case as the front garden had been converted to a parking area. We immediately started to load up our vehicles with furniture, including a lounge suite, book cases, chairs, tables, a bedside cabinet, beds, a display cabinet, and other household contents. As requested, we worked carefully, and thoroughly searched in drawers, under furniture, etc, for any documents or valuable items that had previously been missed. We then thoroughly cleaned the premises, including a deep clean of the kitchen and bathroom leaving the premises looking neat, clean and tidy. Job completed at 5pm.

Disposal of Contents

Much of the furniture was of 1960s vintage, and in very good condition, and we were able to arrange for much of this to be given to local charities. Some of it was used by the charity itself, and the remainder was sold in their retail outlet, and realized a good sum for their cause. Papers, bottles and other recyclable items were sent to our recycling centre, and in this case, only a very small amount needed to go to landfill.

Additional Information

Bearing in mind the request to keep an eye out for valuables and documents, we checked all papers carefully, and were surprised to find an amount of premium bonds which are still worth their face value when redeemed. We were very pleased to be able to hand this over to the executors, and it became part of the estate.
