Clearance Requirements
We were instructed to carry out a full clearance on this two-bedroom terraced house by our client, who resides in France. The property was located in the centre of Epping on Hemnall Street, CM12, and we were initially asked to carry out a probate valuation and assist in auctioning off the items of value within the property. Following this, we were asked to clear all of the residual contents from the house because it had been left unoccupied for many months.
Clearance Overview
Hemnall Street is a central location and there is not a lot of space for vehicles. However, there was a small amount of residents’ parking available, and we arranged with a neighbour to use a few of the spaces for the duration of the day. We arrived at 7am and immediately began to clear the property. The majority of the contents consisted of modern furniture and general household effects. Once all of the contents had been completely removed from the bedrooms, kitchen, hallways and living room, we vacuumed the carpets and left the property looking clean and in a good condition. We returned to our client’s estate agent at 4.30pm to deliver the keys.
Disposal of Contents
The majority of the contents that we removed were in excellent condition. All of the furniture that we removed was therefore donated to local charitable organisations, including charity shops, along with much of the remaining contents. The small amount of rubbish that remained following the clearance was taken to a licensed local authority facility for disposal. Overall, we were able to either reuse or recycle nearly everything from the clearance.

Following the clearance, the client’s estate agent performed a check of the property and confirmed that it was in a very good condition and was suitable for viewings. The client was especially pleased that we had made the whole process so easy without him having to return to the UK.
