House Clearance in Edmonton: Case Study 1

As many of our clients have never used a house clearance company before, we found that it was helpful to outline previous work we have conducted in the Edmonton area. PROPERTY TYPE: 3 Bedroom terraced house

Clearance Overview

We were instructed by our client to completely clear the household furniture, effects and remaining personal possessions of a 3 bedroom terraced house in Croyland Rd, Edmonton London N9. The previous occupant, who had lived there for 60 years, was moving in to a care home, and the property was to be let. As the occupier had been ill for some time, the property also required a thorough clean, and there were a large amount of oak furniture and soft furnishings as well as personal effects which needed removing. We were also asked to tidy up the garden and remove all garden furniture. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Requirements

Croyland Rd is a narrow road, and although parking is unrestricted, it is often difficult to find a space. We therefore arranged with Enfield Borough Council to suspend parking outside the property so that our vans could park easily. We arrived at the job at approximately 7 a.m. and immediately started work, removing a large amount furniture newspaper and other assorted junk. We then started with the furnishings, and cleared cupboards, tables, chairs, chests of drawers, beds, bedding, stools, sofas, coffee tables and armchairs. We deep cleaned the kitchen and bathroom, and removed the carpets, as these were to be replaced. We then tidied the garden, cleared the paths of weeds and removed the garden furniture as requested. The job was completed by 6 p.m. and we handed the keys over to a firm of estate agents so that the property could be shown to prospective tenants.

Disposal of Contents

Most of the furniture was in poor condition, and, unfortunately, could not be re-used or recycled. We arranged its disposal at a local licenced waste site. The paper, bottles and other recyclable items were sent to our recycling centre.

Client Comments

The client , and his son, inspected the property and declared themselves to be ‘very satisfied’ with our work. They were particularly delighted by the deep clean of the kitchen, which left it looking clean, neat and tidy.

Additional Information

It seems that the previous occupant was a technology fan, and among his possessions, hidden in a cupboard, was a box marked ‘the world’s smallest radio’ made by the Sinclair company in 1970. We tested it with new batteries and the sound was very good. The radio was approximately the size of a matchbox, and was a miracle of miniaturization at the time. With the permission of the owner we sent this to a radio museum for exhibition.
