CLEARANCE DATE: 25th July 2012

PROPERTY LOCATION: Ditton Road, Datchet, Berkshire, SL3

CLEARANCE TYPE: Full house clearance and clean

PROPERTY TYPE: 2-bedroom house

Clearance Overview

This semi-detached house on Ditton Road, Datchet, SL3 had lots of parking available, but it was only for residents. However, we were lucky enough to receive a permit from the owner and a neighbour so we could park up outside the property with no problems.

The client lived in New Zealand and was returning for a few weeks to organise the house clearance for the previous owner of the property. He booked the clearance with us by email before flying over to get the property cleared. He needed everything to be arranged very quickly because he wanted to leave the property unoccupied for four months before returning for a longer period later in the year.

We were therefore asked to provide a full house clearance and to prepare the property for a long period of being unoccupied. He asked us to clean the property following the clearance, and there were also a selection of furniture and electrical goods that he wanted to be sent to a storage unit for later use. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Requirements

We arrived at 7am on the day of the house clearance and the client was there to meet us. After a quick review of the property we started to remove all of the furniture and effects, including the white goods from the kitchen. We left the curtains in place, mainly for security reasons and to make the place look lived in and avoid the risk of squatting. The carpets were in good condition and we were told to leave them in place.

We dismantled a number of larger items of furniture including two desks and a double bed in order to remove them from the property. The client did not ask us in advance to drain down the central heating, but he decided on the day that this was a service he required so we were happy to do this for him. In the end we finished the job by 7pm

After completing the clearance, we cleaned the entire property. The kitchen and the bathroom required the most work, but after we had finished the whole property was in an excellent condition.

Disposal of Contents

There were a number of large items of furniture that the owner could not keep, but they were not valuable enough for us to sell so we donated them to a local charity which accepted them gladly.

We delivered the items that he wanted to keep directly to the storage unit to be sorted by the client at a later date. No items from the clearance were sent to landfill, but some were sent for recycling.

Client Comments

The client was on the scene so could verify in the moment that the clearance was carried out very professionally. He was impressed by how carefully the team operated and was especially pleased that we could arrange the clearance at short notice.
