Clearance Overview
We were instructed by our client, the executor of a will, to clear a 2 bedroom terraced house in Gayhurst Rd Dalston London E8. The previous resident, who had died, had lived in the property for over 40 years, and there was a great deal of house contents to be removed, prior to the property being fully renovated. The client requested that we remove absolutely everything from the property, except for the gas appliances. We were also asked to cut back the garden, drain down the central heating, and isolate the water and electricity supply. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.
Clearance Requirements
Dalston is an inner city area, not far from central London, and, as a result, traffic is a major problem. As a result, we decided to start early, at 5 a.m. This area is resident parking permits only, but we arranged with the local authority for a parking bay to be suspended and reserved for us. We found the property to be absolutely full of broken furniture, old tv’s and radios, tools, newspapers, beds, bedding, old clothing, mildewed books, and vast quantities of other household contents. We carefully removed all the items, all the time keeping an eye out for things of value which could be returned to the client. We then tidied the garden, secured the property and handed the keys to the client at 4p.m.
Disposal of Contents
We were able to recycle a great deal of the paper waste and other material, so only a small amount was sent to a local authority waste site.

Additional Information
We found a small bag under a cupboard which contained 4 Kruger Rands. This coin, which has a face value of less than 10p, and is still legal tender in South Africa, is one ounce of pure gold, and is worth more than £1000. The bag was returned to the owner.
