House Clearance in Crouch End: Case Study 1

As many of our clients have never used a house clearance company before, we found that it was helpful to outline previous work we have conducted in the Acton area. CLEARANCE TYPE: Full House Clearance

PROPERTY TYPE: 5 Bedroom semi detached house

Clearance Overview

We were instructed to clear, clean and secure a 5 bedroom semi detached house in Avenue Rd, Crouch End, London N8. The previous occupant had died, and our client, the executor of the estate, requested that we clear it, clean it completely, and then secure it while it was empty and awaiting completion of the sale, which had already been agreed. He also requested that we drain down the central heating and isolate the electrics, and turn off the water supply. He also asked that we remove the carpets and underlay. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Clearance Requirements

We arrived at the site at 7.15am, and immediately started work with a crew of 6, removing furniture and personal effects. We removed beds, chairs, cupboards, wall units, bookshelves, books, chests of drawers, tables, a lounge suite, and other assorted furniture. Once the property was completely clear, we carefully removed the carpets, and swept the dust from the floorboards. We then removed the washing machine, and closed the stopcock so as to prevent leaks from the washing machine hoses. We then changed the locks and turned off the water at the mains in the street. Finally, we switched off the electrical services and took a meter reading which we passed on to the client. We handed the keys to the client at 5.15pm

Disposal of Contents

The furniture was in fair to good condition, and we arranged for a local charity to take it in order to sell it in one of their shops, where we understand, a reasonable amount was realized. We were pleased that they were able to re-use it, as that helps to reduce the resources required to recycle it, and also ensured that it did not go to landfill. We were able to recycle 90% of the paper and other goods, and only a tiny proportion of the contents went to a local authority authorized waste disposal site.

Additional Information

We found an interesting photograph album in the back of the cupboard, which we passed on to our client. The pictures were taken by a former resident of the house during his military service in the 1960’s. He took a large number of photographs of Berlin, before and during the construction of the Berlin wall. His pictures of Checkpoint Charlie were particularly interesting, as he had a picture of two people shouting to each other across no man’s land. A few days before they could have walked across unobstructed but now their way was blocked by soldiers and barbed wire.
