CLEARANCE DATE: 17th August 2012
PROPERTY LOCATION: Rosemary Road, Clacton-on-Sea, Essex, CO15
CLEARANCE TYPE: Full house clearance
PROPERTY TYPE: 3-bedroom semi-detached house
Clearance Requirements
The owner of this semi-detached house on Rosemary Road in Clacton-on-Sea contacted us about arranging its clearance after he had inherited it from his parents who had been living in it before they passed away. He was a local businessman who planned to rent the building to tenants as soon as possible. Off-street parking and a driveway were available so parking our vehicles was not an issue. He had removed any smaller effects that he wanted to keep, so he hired us to clear all of the remaining effects and furniture. He also asked us to remove all of the white goods so that he could buy new ones and meet current rental regulations. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.
Clearance Overview
We began work on the clearance at 8am after the client met us at the property. We started in the kitchen and removed all of the white goods. The cabinets were also full of cutlery, plates and cups so we removed these carefully. We then moved through the house, clearing the furniture and effects from the living room, three bedrooms, bathroom and hallways. There was a three-piece suite in the living room, and two double beds in some of the bedrooms. Some of the furniture had to be dismantled first to remove it, but we did this in such a way that they could easily be put together again. We found a large collection of newspapers, magazines and cardboard boxes in the shed in the garden, along with some tools, and these were all cleared as well.
Disposal of Contents
Most of the effects were in very good condition, so we separated these out for donating to local charities and organisations. The newspapers, cardboard, magazines and glass that we came across were sent for recycling, and just a small portion of the contents was sent to landfill.
Client Comments
The client confirmed that he was very happy with the job once he had seen checked over the property. He was delighted that we had carried out such a comprehensive house clearance in just one day, and planned to start arranging viewings in the near future.
