House Clearance in Brentwood: Case Study 1

CLEARANCE TYPE: Full house clearance

PROPERTY TYPE: 3-bedroom detached house

Clearance Requirements

For this property clearance of a large detached house on London Road in Brentwood, CM14, we were hired by an estate agent acting on behalf of the owner who wanted to sell their property. It was in a very good condition, but the owner wanted everything removed so that he could hire some decorators. The house had a large driveway to park our vehicles, which was fortunate because there was a bus stop just outside and the road was very busy. The clearance included removing the carpets, curtains, white goods from the kitchen, and all the contents from inside the attic. We were warned that the attic had a lot of contents inside which had accumulated over the years, but we are used to such situations so this was no problem. We were also asked to isolate the electrics and switch off the water supply because it was unlikely that the property would be sold immediately. We often find that we are requested to carry out house clearance after we value house contents for probate, but in this case a property clearance was the only requirement.

Clearance Overview

We turned up at 7am, and we immediately started to clear the property. The estate agent informed us that there were likely to be a few things of value inside that we could sell to offset the cost of the clearance. We began downstairs were we found a few things of interest including an old clock which was still working. The table and chairs were also in good condition to sell following the house clearance. Upstairs, the largest space to clear was the attic. Some of the effects inside were suitable for reusing, but many had become affected by mould and damp. We ensured that we removed all of the things safely by using one person at the top of the ladder and two at the bottom to receive the larger items.
We then removed the carpets and finished the job by isolating the electrics and cutting off the water supply.

Disposal of Contents

We offset the cost of the clearance by selling the clock and the table, and many of the other effects were donated to two local charities. The majority of the remaining things were recycled and a few things, mainly those from the attic, were sent to landfill.

Client Comments

A representative from the estate agent called us a few days after the clearance to say that the owner had visited the property and was very happy with the standard of the job. They have now added us to their list of approved contractors for future property clearances in the area.
