CLEARANCE TYPE: Full house clearance

PROPERTY TYPE: 3-bedroom terraced house

Clearance Requirements

This terraced house on Rayne Road, Braintree, CM7 had a small amount of off-street parking available, so parking our vehicles was not a problem. The house had been rented to a number of tenants over a 10-year period, and now the owner wanted to completely clear it of all house furniture and personal effects then move into it herself. She also planned to buy new white goods for the kitchen, so the old ones had to be removed.

Clearance Overview

The clearance began at about 8.15am. The client was there to meet us, but she then went out and returned at regular intervals during the day. There was one bedroom downstairs, as well as the living room and the kitchen, so we began with these. We removed all of the furniture and effects from these rooms, including the sofa and the large bookshelf. The kitchen was reasonably quick to clear because apart from the white goods and the table there were few other things to remove, just some general utensils, dishes and cups. One of the rooms upstairs had been used as a storage room and there were many things which had accumulated here over the years. These included everything from an old broken treadmill to two television sets and a large stack of books. We usually value house contents for probate prior to carrying out a property clearance, but in this case a probate valuation was not required.

Disposal of Contents

We separated everything for recycling and reusing. Everything that could be reused was sent to various charities and organisations. For example, the TV was sent to a nearby youth centre. Only very few things from the clearance were sent to landfill, including things like broken cups, saucers, and anything that could not be recycled.

The owner of the property gave us the all clear at the end of the job and sad that she was very pleased with the results. She owns a portfolio of properties that she is currently letting out to tenants, and she told us that she will use us again if she needs to clear another property.
