CLEARANCE DATE: 18 February 2012
PROPERTY LOCATION: Tredegar Rd, Bow, London E3
CLEARANCE TYPE: Full house and garden clearance.
PROPERTY TYPE: 2 Bedroom Victorian terraced house
Clearance Overview
We were instructed to carry out a complete clearance of a 2 bedroomed terraced house in Tredegar Rd Bow, London E3. The contents consisted mainly of modern furniture, and also a few household effects. We were also requested to remove the white goods in the kitchen and arrange for a Gas Safe engineer to disconnect the gas cooker so that it could be removed. The client also asked us to dismantle and remove a shed in the garden then transport it to his home a few miles away. We are often requested to value house contents for probate, before carrying out a house clearance, but a probate valuation was not necessary in this case.
Clearance Requirements
Tredegar Road has a residents only parking scheme but we were able to apply to the council for a temporary permit. Because this was a mid terraced house the only access was through the front door and a narrow hallway so to prevent damage we used plywood to protect the walls and doorway. Most of the furniture was of the modern IKEA type and we needed to disassemble some of it to get it down the stairs. We then re-assembled it in the front garden. We removed the shed, garden tools and lawnmower. With a team of 5 people we were able to do the whole job within the day and after hoovering we left the property clean and ready to be viewed by prospective purchasers.
Disposal of Contents
Most of the furniture was in good condition, and we were able to sell it through our retail outlet reducing the cost of the clearance as a result. Some of the smaller items were given to a local Bow charity shop who assured us that they would be able to sell the items at a profit thereby preventing the goods going to landfill or recycling. Only papers glass and a few other items were sent to our recycling centre. It is a fundamental principle of ours that we send as little as possible to landfill, partly to reduce costs, but mainly because we do our utmost to minimize the environmental effects of our operations.
Client Comments
The client said that he was very pleased with the quality of our service, particularly the way we were able do disassemble the shed and transport it to his home ready to be reassembled in perfect condition.
Additional Information
On our way to the clearance we went down Old Ford Rd, which was one of the first paved roads in England, as it formed part of the Roman road network. The road connected London Bridge to Colchester. The road crossed the river Lee at a narrow point, or ford, which has now been replaced with a bridge.
