House Clearance in Bloomsbury: Case Study 1

As many people have never dealt with probate or carried out a house clearance in Bloomsbury, we found that it would be helpful to outline previous work we have conducted in the Bloomsbury area before. Clearance Overview

We were instructed to clear a large town house in Pemberton Row, Bloomsbury EC4. The area is a mix of mostly offices and commercial premises and a few houses. The client, a firm of solicitors acting on behalf of a Dubai national requested that we clear the contents of the property, remove the curtains and carpets, clean the property, change the locks isolate the electrics then cut off the water supply so that the property would be secure as it was expected to be empty for about 6 months. We were also requested to arrange for a gas safe engineer to remove the gas cooker. We are often requested to value house contents for probate, before carrying out a house clearance, but a probate valuation was not necessary in this case.

Clearance Requirements

This was a difficult clearance because of the narrowness of the road and the fact that all roads had single yellow lines. We decided to carry out the clearance on a Sunday to avoid traffic and minimize disruption to neighbours and workers in nearby office blocks. The clearance consisted mainly of kitchen units cupboards and some old furniture, including wardrobes beds chests of drawers tables and other smaller household furniture and effects. There was also a washing machine and dishwasher. We loaded these into our vehicles and then stripped out the carpets which were in good condition. Our locksmith then changed the locks and a plumber ensured that the water supply was switched off. We located and switched off the main switch, thereby isolating the electrical supply.

Disposal of Contents

The furniture although modern and of little commercial value was donated to several London charity shops and we were able to make use of the carpeting, as there were large pieces which were almost new. As a result, nothing from this clearance went to landfill or recycling. It is our policy always to re-use wherever possible.

Client Comments

The client inspected the premises, and stated that we had done an “excellent job”. His firm has now added us to their list of approved contractors for this type of work.

Additional Information

We were not surprised to find that the owner of the property was located in Dubai, as a look in a local estate agent’s window revealed that the house is worth £8 million or more, and probably out of the reach of all but a very few local people.
