Clearance Overview
This 2-bedroom flat was located above a shop in the busy High Street in Billericay, CM12. There was no parking available, so we had to request a permit from Basildon Council. Once this was arranged we were able to book a date for the clearance. As well as the lack of parking space, there was also a very thin stairwell leading up to the flat. However, we have worked in much tighter conditions in the past so this was not a problem for our team.
We were hired by a firm of solicitors who we have worked with before for two other house clearances, and they were acting as the executors for the owner. Instruction were to clear the entire household furniture and effects as well as remaining personal possessions. We often find that we are requested to carry out house clearance after we value house contents for probate, but in this case a property clearance was the only requirement.
Clearance Requirements
We turned up at 9.30am to avoid the rush hour, and the representative from the solicitors was there to meet us. The representative explained that a few of the personal effects had been labelled for retention and that the owner wanted us to leave these in the study fro him to collect later. Some of the furniture in the property was very large. There was a double bed in one of the bedrooms so we had to dismantle this to remove it, but this was no problem and is a common part of most jobs. A large bookshelf at first looked too big but actually we managed to get it down safely in one piece. There were also lots of general household contents like books, and we boxed these up and carried them down the stairs. We kept a look out for anything of value that we could use to offset the cost of the clearance, but we did not find anything of interest. The fridge, freezer and washing machine were also removed to leave the kitchen clear.Following the removal of all of the furniture and effects, we finished off by cleaning the property throughout. This left it looking clean and tidy, and once we had finished, the representative from the solicitors returned to check over the flat and gave us the all clear.
Disposal of Contents
The books that we found were sent to a local charity bookshop. There were over 50 in total, all of which were in great condition, and the charity was very pleased to receive them. We sent the newspapers, cardboard boxes and magazines to our recycling centre, and in the end nearly everything could be recycled or reused, which is what we always attempt to achieve. We kept the personal effects that had been labelled “to keep” and placed them in the study as instructed.
