Our client, a firm of estate agents requested that we completely clear the property, which had been left by the previous tenants, and transport the items to a storage facility. The tenants had left suddenly after not paying rent, and after eviction proceedings. They also requested that we clean the property and change the locks. We are often requested to value house contents for probate, before carrying out a house clearance, but a probate valuation was not necessary in this case.
This was a straightforward clearance, although parking was very difficult. Fortunately, the neighbour was very helpful and lent us a temporary residents permit and even moved his car so that we could park the van.
The previous tenants had clearly had no respect for the property and had left it in a bad state. The furniture was damaged and dirty and the kitchen and bathroom had clearly not been cleaned for a very long time. We carried out a deep clean of the property and at the end even the cooker, which had years of accumulated grime on it, was sparkling clean and ready to use again.

Unfortunately, most of the furniture was in a bad state and could not be salvaged, but we were able to give a cabinet, a large cupboard and a chest of drawers to a local Battersea hostel. The rest of the items went to our recycling centre

According to the neighbour, the property was part of the Shaftesbury Park Estate, which was originally built in 1867 by the Artizans, Labourers and General Dwelling Company. The houses were destined to be occupied by lower middle class and working people, many of whom commuted to work from nearby Clapham Junction railway station. The area is now highly sought after because if its easy transport links, and properties in the road now sell for £800000 and more, a significant increase on the £200 each one cost to build in 1867. The original residents have been replace with rich professionals and bankers.
