House Clearance in Basildon: Case Study 1

PROPERTY LOCATION: Broadmayne, Basildon, Essex, SS14

CLEARANCE TYPE: Full house clearance and deep clean

PROPERTY TYPE: 2-bedroom terraced house

Clearance Requirements

There was only a small amount of off-street parking available outside this terraced house just off Broadmayne, Basildon, SS14. Fortunately, the client’s neighbour was able to provide us with some space in his driveway so we were able to park our vehicles. The owner had recently inherited the property following the death of his father, and he had removed a few personal effects from the property. He asked us to remove all household furniture and effects as well as a number of broken cabinets in the kitchen, so he asked us to remove these along with the kitchen appliances. Following the clearance, he wanted the carpets and underlay removed as well as a deep clean of the property. This would leave it in a good condition so that he could decorate and renovate the property before selling it.We are often requested to value house contents for probate, before carrying out a house clearance, but a probate valuation was not necessary in this case.

Clearance Overview

We turned up at 7.30am and spent 15 minutes carrying out an appraisal of the property. Although the owner had removed all of the things that he wanted to keep, he asked us to keep an eye out for any documents, photo albums or other personal effects that we came across. We began on the ground floor, moving quickly through the living room, bathroom, and kitchen. The kitchen was the largest part of the job, but we soon removed all of the white goods and cabinets. We then moved upstairs and removed all furniture and personal effects from the bathroom and two bedrooms. There were also some things in the hallway, including a large trunk filled with shoes. Once all of the household furniture and effects had been removed, we took up the carpets throughout the entire property. We then began work on the deep clean and cleaned the entire interior of the property. Following the deep clean, the job was complete and we waited for the client’s approval before leaving.

Disposal of Contents

Most of the furniture and effects were in a very good condition. This was great news because it was clear that we would be able to reuse the majority of them. Some of the things that we came across included books, a desk, a table with four chairs, a working television set and DVD player, and paintings. There were lots of general household effects that were in perfectly good condition, so we contacted a few charities to find out whether they would be interested in receiving them as donations, and they were happy to accept them. We also came across an old photo album that the owner had missed while removing the things that he wanted to keep, and he was very grateful that we found this. Only a small amount of the total contents was sent to our recycling centre following the clearance, making it a very satisfactory clearance all round.

Client Comments

The owner told us at the time of the clearance that everything was fantastic, but he called the office a couple of days later to reiterate his thanks. He was hoping to sell the property within a few months if possible, and was very grateful that we could organise the clearance and deep clean so quickly.
