Clearance Overview
We were instructed by our client to completely clear, clean and secure a property which, after being empty for some time, had been occupied by squatters. The client asked us to remove a large amount of rubbish which had accumulated, and to completely strip out curtains, carpets and fittings in the kitchen. He also asked us to remove rubbish from the garden and arrange for the fence to be repaired, and a lockable gate put in.
Clearance Requirements
The property was in surprisingly good condition. Usually, squatters tend to do a great deal of damage, but this was not the case. They had even given two of the rooms a coat of paint! We completely cleared the property, changed the locks, and boarded up the windows to ensure that the property would not be re-occupied. We are often requested to value house contents for probate, before carrying out a house clearance, but a probate valuation was not necessary in this case.
Disposal of Contents
There was, however, a great deal of rubbish, which we removed and separated in to glass, aluminium, textiles, and paper, and took to our recycling centre. There were also a few items of furniture, which we were able to give to a local Alperton charity. The carpets were, unfortunately, too worn to be re-used and were disposed of in a local authority waste amenity centre. Some hyperdermic needles and traces of drugs were found and disposed of by our specialist team.

Additional Information
Amongst the rubbish we found several black bags full of handbags, wallets, and purses, some with identification in them, and we concluded that the squatters were engaged in pickpocketing, or similar forms of theft. We handed the bag to the Police, who later told us that many of the handbags had been reported stolen, and that the owners were very grateful to get items such as library passes and gym membership cards back.
