Description Of A Properties Condition And Proposed Remedial Work

Cluttered House Clearance
The exterior of the property in Chessington KT9 is fairly clutter free and only in need of weed removal and good clean up, however the drain and back inlet gulley servicing the flat and originating from the kitchen is completely blocked and overflowing with waste causing liquid and solid contamination to the footpath along with a very unpleasant smell that is present the moment you enter the front gate. Particular care will have to be taken when clearing the drain as there is a strong possibility of human waste being present that may have backed up from the main drain.

Newspapers Everywhere

Upon entry to the flat and at the foot of the stairs there is a large amount of clutter behind the door and all the way up the stairs which will have to be cleared immediately enabling access to the flat upstairs

The upstairs landing and hall is also heavily cluttered with paper, debris and human faeces covering the whole floor area and into each room leading from it. This contaminated material will also have to be removed as the second stage to ensure safe movement of staff carrying heavy furniture and bags downstairs without trip hazards.

The kitchen is heavily contaminated and soiled, and the kitchen sink is full of liquid waste of an unknown nature, possibly human waste. The kitchen surfaces and floor are built up with debris rotting food and general rubbish. Particular care at this point must be taken with all staff having adequate protective gloves, masks and protective clothing eliminating risk of infection or contamination.

A loft Full Of Rubbish

The loft has a large amount of clutter, boxes and general rubbish of no value which spans the majority of its floors pace and particular care will have to be taken so that no damage is caused to the unprotected ceilings during its removal. The removal of loft contents would be the next stage after clearing the path from the hallway and stairs.

The bathroom is heavily contaminated with human faeces and it would be impossible to clean therefore sensible to remove the toilet seat altogether then after acid treatment seal the toilet pan. The floor area of the bathroom is also deep in clutter and waste that will need removing.

Even though the rear bedroom is the least congested it but still has a considerable amount of clutter and old furniture that will all need removing and is almost knee deep all over.

In Need Of Total House Clearance

The living room is heavily cluttered with papers, rubbish and general debris as well as some old broken, contaminated or soiled furniture which needs removing entirely.

The front bedroom is on par with the living room also having an abundance of paper general rubbish and household furniture and effects that are either soiled or broken which all needs removing.

The curtains, carpets and underlay are dirty and rotten so will all need removing followed by the removal of the cobwebs that presently cover the ceiling area throughout the flat

The flat then needs to be vacuumed right through and deep cleaned as much as physically achievable to make the flat as respectable as possible for viewings when marketed to a new buyer who will undoubtedly be a property developer.

While all material is being removed I will personally carry out a will search and at the same time retain all personal, financial or delicate paper matter for your perusal at a later stage, and if a will is present i will almost certainly find it as i am very thorough when searching.

Although it looks likely that there is very little of value present i will of course be looking for any items of value that might be used to offset the cost of house clearance

The property also has a garage and the key is not present. The garage door has been damaged by vandals or burglars and i recommend a possible repair and lock change and having the added expense of a new door will not be worthwhile as i believe it will make no difference to a developers offer.

I noted from under the damaged garage door on a second look that it appears to have a considerable amount of waste material and paper which will need removing from site.

We highly recommend that rodent bait be strategically placed around the flat and inside the downstairs neighbours property also as the rodents present will move immediately from the flat the moment we start the clearing process.

I expect the work to take several days and i will do my utmost to keep the cost to a minimum by applying a solid and well planned approach to the job.

We will remove all unwanted material from site in our own vehicles and dispose of them in an environmentally friendly manner.
