A Recent Probate Valuation Carried Out In Narcissus Road Demonstrates Consistent Investment Potential In NW London

This charming one bedroom ground floor flat is situated in a period mid terraced house. It is constructed over three storeys and located on a quiet back street in West Hampstead.

West Hampstead streets are lined with many red brick Victorian detached, semi-detached and terraced houses, as well as impressive mansion flat buildings and more contemporary 21st century designs.

Upon inspection, the property was found to be in good condition overall. Minimal improvements/expenditure would be required for any incoming purchaser and the property was completely habitable as it was.

Property Made Very Attractive With A Front Bay Window Upgrade

An improvement to the property was newly installed large bay windows to the front of the property and the exterior had many original and attractive qualities including its architrave. Its pitched roofing made the top bedroom particularly interesting for those looking for a property with character.

Overland trains run from West Hampstead Thameslink station connect with St Pancras, south London and Brighton. West Hampstead has a village feel, with a bustling and diverse culture. The name West Hampstead was changed from West End on the arrival of the railways and to avoid confusion with the centre of London.

There are three parks that serve the local community, Kilburn Grange Park (8 Acres), Fortune Green (3 Acres) and Queens Park that has six all weather tennis courts, pitch and putt, a children’s playground and a café.

Shopping at London’s trendy Camden Market is easily accessible and if you don’t fancy the shopping, you can always take in the views from the parks all within easy access.

A similar sized property in Solent Road sold for £699,000.00. For probate purposes we valued the property at £675,000.00.

Accurate Preparation Of RICS Probate Property Reports

In preparing a report, the Land Registry Title document is used, along with the Land Registry house price index. In this case the index for the London Borough of Camden was used. Various estate agents are also referred to for a market value for the sale at the time of death.

We are completely impartial and our reports always have a description of the property and its construction detailed.

The floor area is measured and any tenure if applicable is given. In this instance the lease had 999 years and the ground rent was peppercorn.

We also summarize the condition inside and out. This includes the windows, heating, electrics, kitchen, bathroom and decoration. Any problems would also be highlighted. Items in disrepair are also mentioned, along with recommendations.
